Hillmount Capital, through its affiliated companies, is registered with the Ontario Securities Commission (OSC) as an Exempt Market Dealer (EMD), Portfolio Manager, and Investment Fund Manager. We are also a registered Mortgage Administrator and Mortgage Broker under the Financial Services Regulatory Authority of Ontario (FSRA), which replaced the Financial Services Commission of Ontario (FSCO) in 2019.
Yitz is the President and Founder of Hillmount Capital. He is responsible for operations, investment decisions, and overseeing the origination and structuring of all mortgage investments. Yitz has structured property acquisitions and refinances through hundreds of mortgage transactions.
Prior to establishing Hillmount Capital, Yitz worked in Ernst & Young’s Corporate Restructuring and Insolvency group. Yitz has acted in corporate restructuring and debt financing engagements for various stakeholders involving formal court proceedings and informal workouts. Yitz has extensive experience and knowledge in restructuring, financing, business viability assessments, and financial analysis.
Yitz is a Chartered Professional Accountant (CPA) and Chartered Insolvency and Restructuring Professional (CIRP). His background in restructuring personal and corporate debt led him to found Hillmount Capital.
Gary Spivak is the Chief Financial Officer at Hillmount Capital, responsible for overseeing all financial and taxation matters, treasury and corporate financing, and administrative proceedings.
Gary spent thirteen years as a partner in a public accounting firm in the Greater Toronto Area. This boutique firm specialized in business advisory, assurance, accounting, and tax. Prior to working at this firm, Gary was an Assurance Manager at KPMG LLP in the Financial Institutions and Real Estate Audit Practice, where he managed audits of private and public real estate companies. He was instrumental in the initial public offering of a Real Estate Investment Trust (REIT) and in due diligence assignments related to mergers and acquisitions (M&A) in the real estate industry.
Gary holds an Honours Bachelor of Arts in Accounting from York University in addition to a Chartered Professional Accountant designation, and he is a licensed mortgage agent. His expertise lies in assisting businesses with resolving complex business management issues, as well as effectively servicing their accounting and tax needs.
Catalin Popa is the Manager, Underwriting at Hillmount Capital. He provides support in all areas of the underwriting and administration of mortgages and is the key liaison for borrowers, appraisers, insurance brokers, municipalities, consultants, and external legal counsel.
Catalin possesses a Specialized Honours Bachelor of Arts in Business and Financial Economics from York University, and is a licensed mortgage agent. Prior to joining Hillmount Capital, he worked as a Credit Specialist for CIBC. With his expertise in credit and financial data analysis and the ability to effectively communicate with a variety of stakeholders, Catalin provides efficient and impactful support to clients.
Diane is the Manager, Mortgage Administration at Hillmount Capital. She is responsible for overseeing the administration such as the funding and closing of Hillmount Capital mortgages. She also provides underwriting support and acts as our investor liaison.
Prior to joining Hillmount Capital, Diane worked as an Associate for Farber’s Corporate Restructuring Practice for nearly 10 years where she was responsible for estate administration and played a key role in managing the flow of corporate insolvency engagements from start to finish as well as managing the Administrative team. With nearly 20 years of experience in legal, compliance, and insolvency roles, Diane brings a keen attention to detail on all transactions and compliance requirements.
Diane has a Law Clerk Diploma (with Honours) from Humber College, an Estate Administration & Insolvency Counsellor’s Certificate from CAIRP, and is also a licensed Mortgage Agent.
Sharon is the Director, Fund Administration at Hillmount Capital. She is responsible for onboarding investors for the Hillmount Mortgage Investment Trust and manages administrative functions relating to suitability, compliance, as well as fostering and maintaining relationships with key stakeholders. Sharon also manages the renewal process for all mortgages.
Prior to working at Hillmount Capital, Sharon was an occupational therapist for 16 years. Her experience working one-on-one with clients in the health care industry has cultivated strong interpersonal skills which she utilizes working with our investors, borrowers, and brokers.
Sharon holds a Bachelor of Science in Occupational Therapy from University of Toronto and is a licensed Mortgage Agent.
Ira is VP, Mortgage and Equity Investments at Hillmount Capital. He is responsible for assisting in the underwriting and approval of new mortgage transactions, and for originating and reviewing alternative investment opportunities with Hillmount Capital’s principals and partners.
Ira spent ten years in financial advisory roles for one of Canada’s largest private commercial development firms and with a family-held seniors housing developer with projects in Canada and the United States. For the eight years prior to joining Hillmount, he assisted in the establishment of a Canadian real estate private equity fund, growing it from its first investments to a manager of over 40 development partnerships with nearly $2 billion of completed real estate value.
Ira holds a Masters in Business Administration from the DeGroote School of Business, and is a licensed dealing representative for exempt market products and a licensed mortgage agent.
