Over the years, we have earned a reputation as a fair and flexible mortgage lender. We fund mortgages for many types of commercial properties including:

  • Mixed-use buildings and storefronts
  • Retail plazas
  • Multi-residential
  • Warehouse and industrial
  • Office buildings
  • Retail or industrial condos
  • Builder inventory loans
  • Vacant land
  • Agricultural properties
  • Unique properties or exceptions on a lower loan-to-value (LTV) basis (e.g., recreation-vehicle parks, golf courses, parking lots, storage facilities, etc.)

We will consider collateralizing additional properties or assets where a loan is required beyond our normal loan-to-value guidelines.

LOAN CRITERIA

  • Ontario

What we offer:

  • Loans between $500,000 to $40,000,000
  • Purpose: debt consolidation, purchase, equity take out, refinancing, bridge financing, power of sale, renovation, or inventory
  • Term 1 to 15 months | Longer terms available
  • Negotiable, interest-only, or principal and interest
  • Flexible prepayment options
  • LTV up to 65% (higher LTV will be considered with collateral security). Up to 70% on select income-producing properties.

Underwriting criteria:

  • To enquire – mortgage application, credit report, ownership structure, rent roll, operating statements
  • To close – AACI appraisal, building condition/environmental reports (if applicable)
