Hillmount Capital offers best-in-class loans for commercial income qualifying properties. Qualifying properties are eligible for our most competitive rates. Rates are subject to prime rate at the date of transaction. Prime rate subject to change.

  • Ontario

What we offer:

  • Loans between $2,500,000 to $30,000,000 
  • Interest-only or amortized
  • Terms for 6-24 months (longer terms available)
  • Debt Coverage Ratio (DCR) 1.00x and up. Can use interest reserve as part of DCR calculation
  • Rates from prime plus 2% to prime plus 4%
  • LTV up to 70%

To enquire – mortgage application (personal net worth), credit report, ownership structure, rent roll, operating statements

To close – AACI appraisal, phase 1 ESA, building condition
