Loan Purpose
Following the passing of a partner, the borrower needed capital to cover expenses related to ongoing estate litigation, including legal fees, carrying costs, and living expenses. The challenge was securing immediate liquidity while ensuring the financial flexibility needed throughout this difficult period. We provided a first mortgage solution secured by the borrower’s home, including an interest reserve to cover mortgage payments during the litigation. This provided the borrower with the liquidity and flexibility needed to navigate the process without adding pressure to their cash flow. Once the estate litigation is resolved, the borrower plans to either sell the property or refinance with a traditional financial institution.
